72 hour When does the 72 hour clause come into effect?
In real estate does the 72 hour clause come into effect after the 2nd offer is accepted by the seller or after the 2nd offer's contingencies have been removed?
72 hour clause for the party that submitted the first offer to remove contigencies or risk having their offer cancelled and overtaken by the second offer.
In Real Estate almost all the laws are state laws. If you are talking about a 72 hour period of a right to change your mind- I am not aware of any state that has that law involved in real estate.

OK so a house is under contract contingent on (maybe) the buyer's current house closing.
The part of the contract should spell this out very specifically. In our state the standard forms say the time period (sometimes it is 72 hours) starts when the seller formally notifies the first buyer that they have accepted a second offer. That acceptance is subject to the first buyer not waiving their contingency within the time period written into the addendum (your 72 hours)

Stockpiling 3 to 6 months of food for the average citizen is unrealistic especially now with the recession in full swing. Where would people store this 3 to 6 months of food?
A 72 hour kit is a great start for anyone and it can be done on a budget. Something like that will not break a family's bank account. In regard's to the suggested list above, there is so much that could be considered.
I would advise people to seek a reputable disaster preparedness specialist or go to a bookstore which may have some excellent books on the subject.

Now, thngs that will give you a suspension are;
- saying your adress, city, state, telephone number, email, website.
- Cursing
- Cheating ex. using third party program that will damage toontown server.

Weiner busted 'em good. Just a thought. Could it be that Republicans went after Mr. Weiner and probably set him up with the twitter issue after his challenge on the floor of Congress? Powerful people 'set up' New York State Attorney General Eliot Spitzer as he was investigating the same Wall Street practices and firms that caused the crash. I always thought they set up Mr. Clinton too. It's so easy to 'set up' most men with the 'right' woman. I wish we'd get over that crap.
